In recent years, the South of HCM City has rapidly increased personal vehicles, traffic congestion in rush hour. The situation was resolved when the city upgraded its infrastructure. The number of key projects such as expanding Kenh Te Bridge increases the lane road up to 2m, and the bridge wide extends from 14m to 16.5m. At the beginning of the second quarter of 2020, Nguyen Van Linh – Nguyen Huu Tho intersection commenced with Phase 1 budget of VND 830 billion. Once completed, the route shortens the travel time between the South and the central of HCM City.
Besides, two key projects are Thu Thiem 3 bridge (connecting from Thu Thiem new urban area, District 2 to District 4) and Thu Thiem 4 bridge (connecting District 2, through District 7 – Phu My bridge) with a capital investment amount of thousand of billion VND is being accelerated by Ho Chi Minh City. According to the plan, along with Nguyen Huu Tho- Nguyen Van Tao has Metro Line No.4 connecting directly from District 12 to Ben Thanh market. This route is expected to change the appearance of regional traffic, create a clear link to the center, and increase real estate value.
Moreover, according to international standards, a diversified utility system helps Saigon South concentrate on many universities, international chains, shopping malls, and hospitals…. Especially, Nha Be District is predicted to have a surplus large development site for a lot of high-end real estate projects.
Besides developing constructed transportation in the South and Nha Be, the government has a plan to develop Nha Be to become a modern city with international standards.
Upcoming, Nha Be will be boosted with the Zeitgeist large-scale urban area by Korean investors (VGSI), with a total area of 349 hectares, which is being started in Phase 1.
The project provides products in a variety of segments, including 700 villas, 16,270 mid-end, and high-end apartments. Multi-function buildings such as schools, administration centers, culture centers, hospitals, community centers, and sports facilities are located in the urban center. This prestigious international investor expects Zeitgeist to bring Nha Be to a miniature “smart city” in the south of HCM City, the home of thousands of multinational residences and a new economic, and financial center.
To realize the above vision, VGSI diverged to develop the Zeitgeist for up to 10 years. In which, the first Phase 1.1 – zeit River County 1 is in the stage of completing the infrastructure. Phase 1.1 has an area of 17.9 hectares, providing 359 villas, townhouses, and shophouses. All are low-riế products with low construction density, most of the area is for green landscapes, and public utilities.
